If this is not included in the written estimate, make sure to communicate this clearly with the potential contractor by discussing it when they submit their estimate to you. It helps the contractor know you are serious about your build, and will ensure they further prioritize your project. Then compare the bids and look for any discrepancies, red flags, or any items you don’t understand. Compile your questions, and take the time to contact them and discuss each of those items. Don’t automatically choose the lowest bid, as it may indicate poor quality, hidden fees, or a limited scope. Ensure that the estimate includes all the items you want it to include, which could be items such as: utilities connection fees, Course Of Construction Insurance, Engineering, permitting, etc.

Review their portfolio. A good contractor should be able to show you examples of their previous work that are similar to your project. Ask them for references and contact their past clients to get feedback on their experience, satisfaction, and any issues that arose during or after the project.

Communicate clearly. Once you have selected a contractor, make sure you communicate your expectations and preferences clearly and frequently. Establish a good rapport and trust with your contractor and keep them updated on any changes or concerns. You should also have a written contract that outlines all the terms and conditions of the project, including any changes or revisions that may occur along the way.
